What is a Guardian?
A Guardian is a Investor just like any other person on the Housies platform, except, they live in a house they have invested in. A Guardian can also invest in any other house on the Housies platform as well as the house they live in.
What's Required?
Apply to the Guardian Program
Anyone who's interested in becoming a Housies Guardian must complete our Guardian Application. This ensures each property has the Guardian who is best suited to looking after it, on behalf of all other Investors.
Minimum 2% Deposit
A minimum of 2% is all that's required by an approved Guardian to enter a Housies home. e.g on an $800,000 home you only need to save $16,000 ready to go when applying to be a Guardian in a particular property.
Occupation License
When Housies matches an approved Guradian to a property that suits their needs, the Guardian must sign an Occupation License Agreement. Under this agreement the Guardian becomes the official owner occupier.

Low Guardian Investment
A common issue that being a Guardian solves is when you can afford to pay the ongoing cost of owning a property, but don't have enough deposit to get started. With only 2% as a minimum investment to be a Guardian, property ownership is a lot more accessible!
Manageable Monthly Costs
If you are lucky enough to have a deposit ready, however not quite enough income to cover the costs of owning a home, becoming a Guardian can help. In a Guardian scenario there is significantly less monthly costs than traditional home ownership.
Your House Your Home
Your home should be your sanctuary. With approval, Guardians can decorate how they want and make any non-structural changes to suit their living style.
All the Extras
Guardians can have pets in their home! Remember, it is the Guardian's house too. So, hanging pictures, changing wall colours and even having flatmates is all included up to the Guardian.
